"How much does scaffolding cost?" is the question every homeowner asks first and every scaffolder answers too quickly. A rough number wins the enquiry, but it also wins the jobs that eat your margin. For estimating by the metre, a common rule of thumb is £35 – £55 per linear metre per lift for an independent tied scaffold, before transport and extras. That covers erect, the first 6–8 weeks hire, and dismantle. After the included period, weekly hire is usually 3–5% of the erect price.
The 7 factors that change the price
Two jobs that look identical on a photo can be £400 apart. Here is what separates them:
- Height and number of lifts. A lift is roughly 2 m. A 4 m working height is 2 lifts; 6 m is 3 lifts. Each extra lift multiplies tube, board and labour.
- Length and configuration. Long straight runs are efficient. Bay windows, conservatories, bridges and returns add fittings and labour.
- Ground conditions. Soft ground, slopes, steps or a narrow pavement mean base lifts, sole boards, and sometimes a design sign-off.
- Access. Can the wagon park at the kerb? Is everything carried through the house? Restricted access can add 15–25% to labour.
- Hire period. The included weeks matter. Domestic work often includes 6–8 weeks; commercial can be 12+. After that, weekly hire is where your margin is made or lost.
- Location and licences. London and the South East sit at the top of the ranges. Pavement licences, parking suspensions and traffic management are extra, and should be the client's cost unless you explicitly take them on.
- Extras and design. Debris netting, monoflex sheeting, boarded lifts, loading bays, gin wheels, alarms, and any bespoke design outside TG20:21 all move the needle.

Sanity-check against cost: labour for two scaffolders for a day and a half (£520), wagon and fuel (£120), and the opportunity cost of kit tied up for six weeks (£150). Note the licence is not included. Pavement licences vary by council, typically £150–£400 for the first month, and should be passed through or stated as by others. If you absorb it, your margin disappears into admin.
Four mistakes that throw your estimate off
- Guessing the hire period. Always state the included weeks and the weekly rate after. Domestic roofers overrun. A lot.
- Forgetting access time. A job where you carry everything through the house is not the same price as one with a driveway.
- Using one rate for every scaffold type. Birdcages, chimney stacks and temporary roofs have completely different economics.
